A trilingual building-management app with a login and password per apartment. The manager collects, spends and chases; the resident opens the app and sees the fund balance, a photograph of every invoice, who has paid this month and who has not. Charges split by share
Article 37 splits upkeep and administration by each lot's share. The approved budget is divided to the thousandth: a month's dues total exactly one twelfth, to the centime. A studio and a duplex no longer pay the same.
The general assembly, from notice to minutes
Notice measured and recorded, agenda frozen the moment it goes out, attendance sheet and proxies, quorum on the day's shares, simple and qualified majorities counted on the right base, printable minutes. The resident reads them from his own account.
Forecast budget, planned against actual
Decree 2.23.700 requires the accounts to be presented against a forecast, for years opened since 1 January 2026. The budget is entered by category, approved, locked, and the planned-against-actual table prints on the annual report.
Nothing is erased, everything is evidenced
An expense is withdrawn with a mandatory reason: the line stays, struck through, reason visible, invoice kept. Every correction is dated and signed in a journal the residents read too. A receipt can no longer carry the same number twice.
One fund, or several
A project, its housing groups, its buildings, its apartments — and across them, the funds. Pooling every building into one fund or giving each its own is set building by building, losing nothing.
Every expense with its invoice
The manager photographs the receipt as he pays. The resident opens that photo from the expense line. A figure you cannot check is an assertion; a figure with its invoice is an account.
Who has paid, who has not
Both in the same list, never split. A list showing only debtors is a pillory; the same names beside those who have settled is an account of the month.
“I will pay” — and who actually did
The manager sets a goal: cameras, a gate, repainting. Each owner commits from his phone, and everyone sees the gap between what was promised and what actually arrived. That gap is what gets people to pay.
WhatsApp reminders, from your own number
The message is already written, in the owner's language, with his month and his amount. You tap and send — from your number, the one people answer. No API, no per-message fee.
Printable receipt and annual report
A numbered receipt with the amount in words, which the owner prints himself. And the year's report for the general meeting: opening balance, income, spending by category, the position of every apartment.

They receive their login
A login built from his address — GH1-IMM2-A14 — and a temporary password handed over on WhatsApp or by email. He picks his own at first sign-in.

They open it and see where they stand
“Up to date”, or “Arrears 750.00 MAD”, before anything else. That is the question he opened the app to answer.

They pay, you record it
You mark the payment in one click. The numbered receipt goes out by email, and the fund balance moves by exactly that amount.

The next month prepares itself
On the 1st, the month's dues are created for every active apartment. On the 10th, whoever has not paid gets a reminder. You start nothing by hand.

Agenda, convocation, attendance sheet with proxies, voices entered point by point, and the minutes ready to print.
Journal
Every correction made to the accounts, with its date, its author and the value before. Residents can read it: a journal the manager keeps to himself answers nobody's question.
The law binds the manager, not the software. What software can do is make those duties workable — or impossible. Here is where each one is handled.

Charges split by share
A share entered per apartment, the budget divided in proportion, and the switch to that basis refused while any lot has none — a zero would hand his share to his neighbours with nothing appearing to fail.

Annual assembly, convened 15 days ahead
The app says so when a year passes with no ordinary assembly. The notice is measured and printed on both the convocation and the minutes, sufficient or not: a visible defect can be weighed, an invisible one is discovered in court.

Quorum and majorities on the right base
A simple majority counts those present or represented; a qualified majority counts every co-owner, absentees included. The app does the arithmetic and shows its working — the manager records the decision.

Compulsory for years opened since 1 January 2026. A budget by category, approved and locked, then planned against actual on the report the assembly reads.

Accounts kept, evidence retained
Every expense carries a photo of its invoice. An expense is withdrawn with a reason and stays visible, struck through. Every correction is journalled — and the journal is open to the co-owners, who are entitled to inspect the accounts.
These duties bind the manager, not the software vendor. This page describes what the app does; it is not a legal opinion, and the app never decides by itself that a resolution has passed — it counts the voices and shows its working.

Consent the server checks
The box is never pre-ticked, and the server refuses the booking without it — a box the server ignores is decoration. The date and the exact wording shown are recorded on the row, so you can say later what that particular person agreed to.
The notice where the typing happens, in three languages
Article 5 wants the person informed before they hand anything over. So the text sits above the button, not in a footer, and the full page exists in French, Arabic and English. It carries your business name, address and ICE, read from your settings — never a template's.
Your data stays in Europe
The CNDP recognises the European Union as offering adequate protection, and that is where all our databases are hosted. Because a database's location is fixed when it is created and cannot be changed afterwards, it is a decision to take at the start — not when an inspection raises it.
A session, not a password lying around
Signing in issues a random token that expires by itself and that signing out revokes on the server. Your password never leaves the form, and nothing keeps a readable copy of it — not for you, not for us.
Erase a person without breaking the accounts
A customer asks for their data to be deleted: one button clears their name, telephone and email across every visit. The dates and amounts stay, because the commercial code requires ten years of accounting records. Your figures keep adding up.
The CNDP file, pre-filled
Purposes, data categories, recipients, transfers, retention periods, security measures: every section of the form is written from what your application actually does. You read it over, fill in your identity, and file. We also tell you which of the two regimes applies to you — and for two trades out of four it is prior authorisation, to be obtained before you open.
The filing stays yours: the law names the data controller, and that is your business, not your supplier. What we guarantee is that the application does what the file describes, and that you do not have to write that file yourself. This page is not legal advice.

The questions we get asked
How much does an app for a building management cost in Morocco?
4 900 dh to set up, then by the number of lots: 300 dh a month for a 100-apartment résidence.
Is hosting an extra cost?
No. The app runs on Cloudflare's network and fits inside the free tier: no server to rent, no bill that creeps up. The monthly subscription covers hosting, the HTTPS certificate and backups. Only the domain name is extra, around 250 dh a year, billed at cost or kept in your name.
Does the app work in Arabic?
Yes, and not as a translation laid on top. French, Arabic and English ship in the same build, and the whole interface flips in Arabic — calendars, forms and documents included. Your customers pick their own language; your back office stays in French.
What happens if I stop the subscription?
It stops when you decide, with no minimum term. The app and your data stay exportable, and the domain name can be in your own name from day one. You lose neither your customer file nor your address.
Is it compliant with law 09-08 on personal data?
Yes, on delivery day. The consent box is never pre-ticked and the server refuses a booking without it; the notice sits above the button, in three languages, in your business's name; the database is hosted in the European Union, which the CNDP recognises as adequate; and one button erases a customer's personal data without breaking your accounts. The CNDP declaration file is handed over pre-filled, section by section.
